Fraser Valley Real Estate Market Fall 2026. A Buyers & Sellers Guide

What the Fraser Valley Real Estate Market Means for Buyers and Sellers in Fall 2026
Updated October 2026 | Fraser Valley Real Estate
If you have been watching the Fraser Valley real estate market, you have probably noticed that the conversation has changed.
The market is no longer defined by the urgency and competition buyers experienced during the strongest periods of the market. At the same time, this is not a market where every seller needs to dramatically reduce their price or where every buyer automatically gets a great deal.
The reality is more specific.
Buyers have more choice and, in many situations, more time to make decisions. Sellers have to pay closer attention to pricing, presentation and competition. Mortgage rates remain an important part of the equation. And perhaps most importantly, the Fraser Valley is not one single real estate market.
Abbotsford is not Langley.
Langley is not Chilliwack.
A townhouse does not behave exactly like a detached home. A newer hom ...

The Fraser Valley Home Buyer's Due Diligence Checklist

The Fraser Valley Home Buyer’s Due Diligence Checklist: What to Check Before You Buy
Buying a home is exciting.
It is also one of the biggest financial decisions most people will make.
And while finding the right neighbourhood, floor plan and price matters, there is another part of buying a home that deserves just as much attention:
What you discover after you decide you like the property.
A beautiful kitchen does not tell you whether the roof is nearing the end of its life.
A great backyard does not tell you whether there are drainage concerns.
A renovated bathroom does not tell you whether the renovations were properly permitted.
A low strata fee does not necessarily mean the building is financially healthy.
And a great asking price does not automatically mean you are getting a great deal.
That is where due diligence comes in.
Whether you are buying a detached home in Abbotsford, a townhouse in Langley, a condo in Surrey, a home in Mission, or a property in Chilliw ...

Moving From Vancouver to the Fraser Valley. A 2026 Buyer Guide

Moving From Vancouver to the Fraser Valley: What Buyers Need to Know in 2026
If you are thinking about moving from Vancouver or another part of Metro Vancouver to the Fraser Valley, you are not alone.
For many buyers, the Fraser Valley offers something that can be increasingly difficult to find closer to Vancouver: more space, more housing choices, established communities, access to nature, and the possibility of getting more home for your budget.
But moving east is not simply a matter of finding a cheaper house.
Your commute changes. Your lifestyle changes. Your neighbourhood priorities may change. Property taxes, transportation, schools, recreation, lot sizes, housing styles and even the type of property you can afford can look very different from one Fraser Valley community to another.
After nearly two decades working in Fraser Valley real estate, I have seen many buyers start their search thinking they know exactly where they want to live, only to discover that another commu ...

The True Cost of Buying a Home in the Fraser Valley. A 2026 Guide

The True Cost of Buying a Home in the Fraser Valley: What Buyers Need to Budget For
By Kris Lucas | The Lucas Group | Century 21 Creekside Realty
When people start looking for a home in the Fraser Valley, they usually begin with one number:
“How much can I afford?”
That's an important question.
But there's another question that can be even more important:
“What will buying this home actually cost me?”
Because the purchase price is only one part of the equation.
Your real housing budget may also need to account for your down payment, deposit, property transfer tax, legal or notary costs, inspection, appraisal, insurance, adjustments, moving expenses, renovations, strata fees and ongoing maintenance.
And depending on the property and your circumstances, there can be other costs to consider.
I've been a REALTOR® since 2006 and have spent decades helping buyers throughout Abbotsford and the Fraser Valley navigate these decisions.
One of the biggest th; ...
