Buying a home is exciting.
It is also one of the biggest financial decisions most people will make.
And while finding the right neighbourhood, floor plan and price matters, there is another part of buying a home that deserves just as much attention:
What you discover after you decide you like the property.
A beautiful kitchen does not tell you whether the roof is nearing the end of its life.
A great backyard does not tell you whether there are drainage concerns.
A renovated bathroom does not tell you whether the renovations were properly permitted.
A low strata fee does not necessarily mean the building is financially healthy.
And a great asking price does not automatically mean you are getting a great deal.
That is where due diligence comes in.

When people start looking for a home in the Fraser Valley, they usually begin with one number:
“How much can I afford?”
That's an important question.
But there's another question that can be even more important:
“What will buying this home actually cost me?”
Because the purchase price is only one part of the equation.
Your real housing budget may also need to account for your down payment, deposit, property transfer tax, legal or notary costs, inspection, appraisal, insurance, adjustments, moving expenses, renovations, strata fees and ongoing maintenance.
And depending on the property and your circumstances, there can be other costs to consider.
