If you are thinking of selling in cities like Abbotsford, Mission, Langley or Chilliwack, keep these things in mind
It depends on three major factors:

Price

Presentation

At The Lucas Group, we focus on:

Should I Buy a Condo or a House in the Fraser Valley?

Should I Buy a Condo or a House in the Fraser Valley?
This depends on lifestyle more than price.
Condo Living
Pros:

Lower purchase price

Less maintenance

Amenities (sometimes a gym you swear you’ll use)

Cons:

Strata fees

Strata rules

Shared walls (you’ll know when your neighbour makes smoothies)

Detached Homes
Pros:

More privacy

Yard space

Greater control over renovations

Cons:

Higher purchase price

Maintenance responsibility

In fast-growing areas like Surrey and Mission, both property types can be strong investments depending on location and long-term plans.
We always advise clients to define their “must-haves” first — not scroll listings endlessly hoping perfection appears.

How Much Do I Need for a Down Payment in BC?

How Much Do I Need for a Down Payment in BC?

This is probably the #1 question we get.

In British Columbia, your minimum down payment depends on the purchase price:

5% on the first $500,000

10% on the portion between $500,000 and $1,500,000

20% for homes $1,500,000+

Investment property 20% minimum

In communities like Abbotsford, Langley, and Chilliwack, understanding price bands makes a big difference in planning.

What Many Buyers Forget

Your down payment isn’t your only cost. You should also budget for:

Closing costs (legal fees, inspections, insurance)

Property Transfer Tax

Other tax implications eg. GST or Flipping taxes

Moving expenses (and yes, pizza for your friends counts)

We walk every client at The Lucas Group through a clear financial roadmap so there are no surprises on move-in day.

Is Now a Good Time to Buy a Home in the Fraser Valley?

Is Now a Good Time to Buy a Home in the Fraser Valley?
If you’re wondering whether now is the “right” time to buy a home in the Fraser Valley, you’re not alone. It’s one of the most frequently asked real estate questions we hear at The Lucas Group.

What Buyers Should Really Be Asking
Instead of asking “Is it a good time to buy?” consider:

Is my income stable?

Do I plan to stay in the area for 3+ years?

Am I comfortable with today’s mortgage rates?

Does buying align with my long-term goals?

In markets like Fraser Valley, real estate has historically rewarded long-term homeowners. Short-term fluctuations happen. Long-term ownership tends to win.
What’s Happening Right Now?
Inventory levels, interest rates, and migration patterns into the Valley all impact the market. If you want to see what&r ...
